Funds $10,000.00 or more: Must be Certified/Cashier's Check or Bank Wire Transfer. Any surplus overage brought to settlement is immediately refunded at the table.

Yes, provided the total funds due from the buyer are under $10,000.00. However, if the final balance approaches or exceeds $10,000.00, certified funds or a wire transfer are required by Delaware law. If the buyer brings a certified check slightly larger than the final figure, the difference will be refunded immediately at settlement.
When proceeds from an out-of-state sale (e.g., Pennsylvania, New Jersey, or Maryland) are needed for a Delaware purchase, the out-of-state title company should wire funds directly into Ward & Taylor’s escrow account prior to closing. We reconcile the arrival and issue refunds for any excess escrow overage at settlement.
If a buyer or seller cannot attend closing, please alert us as early as possible. Ward & Taylor will draft a Delaware-compliant Power of Attorney. Important reminder: Mortgage lenders must review and approve the POA in writing well before closing day.
Yes. While our five Delaware offices (Wilmington, Middletown, Dover, Rehoboth, Bethany) offer fully equipped conference facilities, out-of-office settlements can be arranged at brokerage offices or client locations with advance coordination.
